Are you looking to buy a house on Cape Cod?
Your home search should start with a letter (a prequalifying mortgage letter) from the Mortgage Company that you have chosen (if you’re going to finance the purchase), stating how much house you can afford. A pre-qualifying letter is an excellent tool, so you won’t waste time looking at properties that you aren’t financially qualified to buy.
At our initial in-person visit, you and your Bowen Real Estate of Cape Cod agent will review your wants, and needs that you would like to have in your new home for a positive and successful home purchase experience.
We will work as a TEAM and create a house-hunting plan. Your Bowen Real Estate agent will help set expectations of value, price and market conditions, so you will understand the current real estate market for buying your home at the best price and at the best terms for you. You've come to the right place if your looking to buy a house on Cape Cod.
All Cape Listings
Your Bowen Real Estate agent is privy to the Cape Cod & Islands Multiple Listing Service.
We are well known for using a combination of direct mail, email, and social media to help you find the ideal house on Cape Cod. Once you and your agent have identified properties that fit your criteria, your Bowen Real Estate agent will schedule appointments with the sellers' Realtor for private viewings. Your Bowen Real Estate agent will inform you about the property that has Just Been Listed, continuously analyze local market conditions, and recommend fine-tuning the house-hunting search.
What to do after we've found your new home on Cape Cod
Once you’ve found your dream house, your Bowen Real Estate agent will review the step-by-step buying process, set expectations for you, and present the offer to the seller's Realtor. Your Bowen Real Estate agent will help you negotiate any counter offers from the seller, understand your point of view, and represent it fully in all negotiations to help you achieve the best price and terms.
Once your Offer To Purchase has been accepted, you’ll want a professional home inspector to conduct a pre-sale inspection. Your Bowen Real Estate agent will negotiate any issues that might have been discovered during the home inspection.
Your Real Estate Attorney will handle other facets to help purchase the property. Your Mortgage Company will also keep in touch regarding the progress of your mortgage financing.
As you get closer to the date of purchase, you will receive confirmation from your Bowen Real Estate sales agent of the Closing/Settlement date, time, and location. You will sign any necessary documentation with your real estate attorney's guidance. The deed transfer will take place from the seller to you, and you will receive the keys.
CONGRATULATIONS, you’re the new owner of your dream home.
